Owner FAQs

Are you licensed?

Yes! All of our Property Managers are licensed Real Estate agents and are able to assist you with all of your real estate needs.

Do I lose control of my property once you manage it?

No.  Your Property Manager will communicate all details of  any maintenance of the property. We will contact you for approval to discuss major repairs. Your property manager will also be in constant communication with you.

Do you carry insurance on my property?

No.  You maintain your own insurance coverage.

Do you charge a pet fee?

It is up to the owner whether pets will be allowed on the property.  If you do give your permission, we will charge a $250.00 pet fee per animal.  This fee is non-refundable and sent to the owner when the tenant vacates.

Do you charge the tenant a security deposit?

Yes.  The tenant’s deposit is kept in our escrow account until the tenant vacates the property. After a final walk through the deposit is either returned to the tenant or forfeited to the owner depending on damages or repairs.

Do you manage only residential property?

Yes. Copper Rose Realty manages single family houses, condos, plexes and townhomes.

Do you run a credit and background check for tenants?

Yes.  We run credit, and criminal checks all applicants.  We also verify rental history and employment.  All applications are processed in our office.

Do you pay the bills for me?

Yes! We will gladly pay expenses and repairs for you provided there is sufficient cash flow from the property to cover this. If not, you may be asked to submit a check to cover the expenses.

How do you advertise vacancies?

We start with a yard sign.  We also list the property on our web site, MLS and several other on-line rental sites.

How do you handle problems after-hours and on weekends?

The tenant is provided an emergency phone number that they have access to 24/7.

How will it help me to have Copper Rose Realty manage my property?

In most cases we are able to obtain the highest market rent for your property. We aim for fast turnaround of vacant units, deal with running credit and background checks to find you a suitable tenant, we collect rent & late fees, schedule maintenance repairs & communicate all details with the owner.  We have many repair vendors that offer us very competitive rates.

If my property is vacant, do I still pay a management fee?

No. Cooper Rose Realty does not charge you a maintenance fee if the property is vacant.  We strive for a quick turnaround for all of our owners.

When do I get my monthly statement?

Owner’s statements are sent out when your owner draw has been sent. Owner’s are paid 10 days after receipt of the tenant’s rental payment.
